The latest statistics from the Real Estate Institute of New Zealand have been released, reporting a -1.9% decrease of the median sale price in the Bay of Plenty year-on-year, which now sits at $780,000.

Accoridng to the REINZ July Property Report, first-home buyers and owner-occupiers were the most active buyer groups, while investor activity was quiet ahead of the November general election, with uncertainty around potential policy changes.

The current median Days to Sell of 59 days is much more than the 10-year average for July which is 47 days. There were 21 weeks of inventory in July 2026 which is the same as the same time last year. Compared to July 2025 Vendors’ pricing expectations were largely aligned with current market conditions, with some vendors adjusting their pricing expectations as campaigns progressed.

Open home turnout was strong for newly listed properties but eased after a couple of weeks, with well-presented listings drawing most attention. Auctions saw improved attendance and, while not all attendees bid, the stronger turnout pointed to growing interest and buyer intent.
