We enlisted the help of Sara to sell our family home. The vendor had two properties to sell, her own home and a rental; she needed to sell one in order to bid on a property she had seen. She had been approached by other agents who recommended she sell her own home before bidding on her dream home. My mind set was if she wasn’t successful in bidding on the property she wanted, she would be without a home and would have to live in the rental – not ideal.
With the rental identified as the property to be sold first, I had a tight time frame of two weeks, in which to secure a buyer and I recommended the Auction process – it gives buyers a deadline to work to. We went to Auction, although it didn’t sell in the room on Auction day, on the Saturday after the Auction I received a call from the bidder in the room who was interested in putting in an unconditional offer in. We negotiated a price suitable to both parties, property sold!

The vendors had employed an agent from another company, with little subsequent interest in the property. The listed price method was used, unfortunately this resulting in a “no sale” situation. A lovely couple had made the decision to sell their property due to their much beloved garden becoming too large to handle. The property had substantial views from Omokoroa through to the inner harbour.

The client purchased the property from me December 2015. It was a tenanted property and the tenants were very happy living there. Unfortunately by May 2016 the vendor’s circumstances had changed and the difficult decision was made to sell the property. The Auction process was the method of choice due to the buyer’s market at the time.
We sold the property a $65,000 profit (Over 5 months) for the vendor. Having identified a buyer who was slightly nervous about the bidding process. Built circa 1930, this unique stucco dwelling, boasting original period features was situated on a large sub-dividable section to the rear of the property. A highly desirable piece of the real estate with superb marketing abilities.
As there were no other comparable properties on the market, making it difficult for me to gauge its value we decided to take the property to Auction to create a competitive edge amongst the buyers.
The Campaign & Result:
We received a pre-auction offer with in the first week, which was not at a level the vendor was excited about, so they elected to have faith in the Auction process and carry on with the campaign.
At the first open home we met and identified the buyer. I worked with her throughout the Auction campaign. I discussed her bidding strategy prior to auction day. Ultimately she was bidding against an investor/buyer from Auckland who was introduced to the property by phone the morning of the Auction. We worked through his due – diligence in time for him to phone bid. The bidding was fast and furious, it came down to our home owner and the investor/buyer. She stuck to her strategy and secured her dream home.

This property was previously marketed by an opposition company with a listed price, unfortunately unsuccessfully. I was approached by the vendor’s to sell the property. It had gorgeous views and was proudly elevated sitting on a large site. We went through an Auction campaign, however the bidding in the room didn’t reach expectation. We marketed the property “By Negotiation”, at which point we received a number of offers but the failing builder’s reports meant each offer was withdrawn. The decision was made to take the property off the market, out of sight but not out of mind. I mentioned it to a building inspector, who requested to go through the property. Both he and his wife loved it and decided to purchase the property to add to their investment portfolio.
I re-listed the property and negotiated a satisfactory price between both parties.
